Terra Vista Plymouth Development Update

Terra Vista will be Plymouth’s newest custom home neighborhood in the spring of 2013.  While the Parade of Homes has just started to close out a very strong 2012, many have already reserved their lots for the newest neighborhood in Northwest Plymouth.

The neighborhood will be similar to the very successful and popular Spring Meadows to the south of this development.  Both projects have been developed by Gonyea’s land development company.  Homes will be priced from the mid $500,000s but I think you can expect that most will be between $600,000 to $700,000 and in this neighborhood I think we’ll see a few more priced between $700,000 – $800,000.

Given that this is the first weekend of the fall Parade of Homes in the Twin Cities, I thought it might be helpful for those tracking the area who might not be able to get out and drive it all the time, to see some photos of the graded land.  There is quite a variation in the elevation of the land from top to bottom which should add to the overall desirability of the eventual neighborhood.


Using Pinterest to Build Your New Construction Home

Pinterest is the latest social media networking site and home builders and remodelers are jumping on Pinterest in a big way.  I’ve been involved with a new construction build projects and lately clients are coming in with a portfolio of photos they have grabbed from Pinterest.  It used to be they would come in after having torn out articles or ads from various home and design magazines.

For example, Lennar Minnesota has an excellent Pinterest page and is having lots of people re-pin its photos. I don’t think anyone at this point can specifically point to new transactions because of it but it will be an important way for builders to reach their customers and prospective customers.  I believe it will be more influential on the overall relationship with new home buyers than the MLS.

If you’re a home builder, remodeler or designer, you need to build a presence on Pinterest now.

Spring Meadows – New Development in Northwest Plymouth Selling Well Ahead of Schedule

To say the Spring Meadows development, located in the Wayzata School District in northwest Plymouth, is doing well is to downplay just exactly how well they are doing out there.  The neighborhood is being built out substantially faster than the developers expected.  The demand for custom homes priced between $600,000 – $800,000 caught even the optimists off guard.

Feel free to check it out for yourself.  Take a drive to northwest Plymouth.  From downtown Plymouth at Highway 55 and Vicksburg, head north on Vicksburg about a mile and a half and you’ll see all the Spring Meadows new homes on the west side of Vicksburg.

In talking with the builders and the agents, the demand for new construction in the Wayzata School District does not appear to be slowing at all.

Other neighborhoods are also doing well including Taylor Creek and Woodcrest – both in the Wayzata School District.  Hampton Hills is doing well although probably not at the same pace as Spring Meadows in part as it’s located in the Osseo School District.  Osseo schools are good, but just not seeing the same demand as we are for Wayzata.

The Best Mud Room in the Parade of Homes – NIH Homes in Spring Meadows – Plymouth

Recently I stopped in to see the grand opening of NIH Homes’ newest model in Spring Meadows located in northwest Plymouth.  I had the opportunity to briefly meet and talk with the builder, Jeremy Skogquist.  It’s a gorgeous home at 16040 54th Avenue, Plymouth, MN and is priced at $699,900.  It has 5 bedrooms, 5 baths, a 3 car garage and 4,924 finished square feet.  The home is located in the Wayzata School District and is listed by Jeremy Skogquist of Keller Williams Integrity Northwest.  (Jeremy has given me permission to publish these photos).

All of this brings me to why I am writing this post…it’s a gorgeous, large home with many excellent details and finishings, but the one thing that immediately stood out, besides the stunning kitchen pictured below, is the massive and incredible mud room!  I know family life well and I can tell you that builders almost can’t build a mud room large enough for families.  That said, I think Jeremy and the team at NIH Homes may have achieved it!  This room is very large and could even accommodate a large family of six kids all coming in through the garage door at one time like my family does all the time!  (I don’t have the dimensions on the room but it felt like it might be about 10′ x 15′).  The tile looks great and the lockers are sure to be enjoyed by whomever ends up buying the home.

The home is gorgeous and I highly encourage you to take a look at it to see what NIH Homes has done with it.  The one thing I came away with on this particular plan is they have really thought hard about how families use space in their homes and they’ve done a great job of building a plan that works beautifully.

Taylor Creek Draws Huge Crowds During Parade of Homes in northwest Plymouth

The Taylor Creek neighborhood in northwest Plymouth is drawing huge crowds during the Spring Preview for the Parade of Homes.  The Parade of Homes is free to the public and is sponsored by the Builders Association of the Twin Cities. It was so crowded this weekend that it was very difficult to maneuver through the neighborhood to avoid crashing in to other cars or running over pedestrians.

Taylor Creek is an upper bracket neighborhood in the Wayzata School District.  There are five custom homes on the Parade this spring with prices ranging from approximately $775,000 – $1.1 million.  The builders include Gonyea Homes #129, NIH Homes #134, Creekhill Custom Homes #131, Donnay Homes #132, Swanson Homes #130, and Hanson Builders #133 and #295.

(Video) Driving Tour of Spring Meadows, Plymouth MN

Spring Meadows Monument Plymouth MinnesotaSpring Meadows has been a smashing success in northwest Plymouth.  It is another new neighborhood developed by Dave Gonyea and Jake Walesch from Gonyea Development.  (Note: they just announced their newest 128 home neighborhood called Terra Vista  – also in the Wayzata School District). The custom home builders include Gonyea Homes, Hanson Builders, LDK Homes, NIH Homes and Homes by Tradition.  They are building new homes in Plymouth generally priced between $600,000 – $800,000 (note that does include the lot price).  Homes range in size from about 4,000 – 5,000 finished square feet.  The lots are a 1/4 to 1/3 acre lots and the lots are priced from about $170,000 – $230,000.

One of the big draws besides the nice setting on the west side of Vicksburg Lane is the fact that this neighborhood is in the Wayzata School District.  If you want to build new or buy a new construction spec home but you don’t care which school district you’re in, then you really should take a look at Hampton Hills which is directly to the east of Spring Meadows.  You’ll have to drive through the million dollar plus homes in Taylor Creek to get to Hampton Hills but you’ll save a substantial sum of money as it is in the Osseo School District which doesn’t seem to have quite as much demand.

Spring Meadows Developer Proposes New Terra Vista Neighborhood – 128 Single Family Homes

The build out of northwest Plymouth just continues at a very fast pace.  Last week at the February 15, 2012 Plymouth Planning Commission meeting, GWS Land Development, the developer of the highly successful Spring Meadows neighborhood in Plymouth as well as Prominence Creek in Maple Grove, proposed a new neighborhood called Terra Vista which will consist of 128 single family custom homes in the Wayzata School District.  (Note, you may have difficulty with the link for the Planning Commission. I’ve downloaded the pdf if you’d like a copy.  It’s 204 pages in length).

Terra Vista will be located at County Road 47 and Dunkirk Lane.  The parcels are south of County Road 47 and east of Dunkirk.  If you’re familiar with the area, this neighborhood will be to the southwest of D.R. Horton’s Steeple Hill neighborhood.

According to the report filed with the Plymouth Planning Commission, the developer was seeking approval for the rezoning of the parcels so that it could be developed now and allow for a similar density as to what is found in Spring Meadows which is 2-4 units per acre.  Expectations at this point is that the homes will be priced between $500,000 to $800,000.  There will need to be some work done on the roads right at Dunkirk and County Road 47.  Sewer and water will be tapped in to from the Steeple Hill development.

The plans call for a neighborhood club house and pool as part of the association.  They also plan to have concrete sidewalks along one side of the road throughout the neighborhood.  Apparently there will be an asphalt walking path that will run along side Dunkirk Lane at some point.  I suspect that will become part of the Northwest Greenway effort.

The Planning Commission approved the proposed development and now it’s on to the Plymouth City Council for their review and approval.  Expectations are for  the ground to break this spring and the first homes will be going up later this fall.

The site itself should make for a very interesting development as there are a number of slopes and a hill in the middle of the field.  It will be interesting to see how the grading is done but this is not going to be a flat piece of farmland that is developed.  It will have some peaks and valleys (as much as anyone can really achieve that in Plymouth, MN).

Spring Meadows is a new neighborhood located in northwest Plymouth, MN in the Wayzata School District – see Wayzata School District Boundaries Maps. It is in high demand for those who desire a custom home in the western suburbs of Minneapolis.  Below are pictures of the neighborhood and the ongoing development that is occurring there.  These pictures were taken in mid February 2012.

Home prices are averaging between $600,000 to $800,000 in Spring Meadows.  Typically that will buy 4,000 – 5,000 finished square feet on about a 1/4 to 1/3 acre walkout lot.  The neighborhood also has a pool and pool house as well.
