The build out of northwest Plymouth just continues at a very fast pace. Last week at the February 15, 2012 Plymouth Planning Commission meeting, GWS Land Development, the developer of the highly successful Spring Meadows neighborhood in Plymouth as well as Prominence Creek in Maple Grove, proposed a new neighborhood called Terra Vista which will consist of 128 single family custom homes in the Wayzata School District. Terra Vista will be located at County Road 47 and Dunkirk Lane. The parcels are south of County Road 47 and east of Dunkirk. If you’re familiar with the area, this neighborhood will be to the southwest of D.R. Horton’s Steeple Hill neighborhood.
According to the report filed with the Plymouth Planning Commission, the developer was seeking approval for the rezoning of the parcels so that it could be developed now and allow for a similar density as to what is found in Spring Meadows which is 2-4 units per acre. Expectations at this point is that the homes will be priced between $500,000 to $800,000. There will need to be some work done on the roads right at Dunkirk and County Road 47. Sewer and water will be tapped in to from the Steeple Hill development.
The plans call for a neighborhood club house and pool as part of the association. They also plan to have concrete sidewalks along one side of the road throughout the neighborhood. Apparently there will be an asphalt walking path that will run along side Dunkirk Lane at some point. I suspect that will become part of the Northwest Greenway effort.
The Planning Commission approved the proposed development and now it’s on to the Plymouth City Council for their review and approval. Expectations are for the ground to break this spring and the first homes will be going up later this fall.
The site itself should make for a very interesting development as there are a number of slopes and a hill in the middle of the field. It will be interesting to see how the grading is done but this is not going to be a flat piece of farmland that is developed. It will have some peaks and valleys (as much as anyone can really achieve that in Plymouth, MN).
