(Video) Driving Tour of Spring Meadows, Plymouth MN

Spring Meadows Monument Plymouth MinnesotaSpring Meadows has been a smashing success in northwest Plymouth.  It is another new neighborhood developed by Dave Gonyea and Jake Walesch from Gonyea Development.  (Note: they just announced their newest 128 home neighborhood called Terra Vista  – also in the Wayzata School District). The custom home builders include Gonyea Homes, Hanson Builders, LDK Homes, NIH Homes and Homes by Tradition.  They are building new homes in Plymouth generally priced between $600,000 – $800,000 (note that does include the lot price).  Homes range in size from about 4,000 – 5,000 finished square feet.  The lots are a 1/4 to 1/3 acre lots and the lots are priced from about $170,000 – $230,000.

One of the big draws besides the nice setting on the west side of Vicksburg Lane is the fact that this neighborhood is in the Wayzata School District.  If you want to build new or buy a new construction spec home but you don’t care which school district you’re in, then you really should take a look at Hampton Hills which is directly to the east of Spring Meadows.  You’ll have to drive through the million dollar plus homes in Taylor Creek to get to Hampton Hills but you’ll save a substantial sum of money as it is in the Osseo School District which doesn’t seem to have quite as much demand.

Where’s The Best Coffee Shop in Plymouth Minnesota?

Okay, I just had to publish something slightly offbeat from all the new construction, real estate and housing information.  This is related in that it may affect you (if you are a coffee or tea drinker) and you plan to live, work, or travel through Plymouth Minnesota.

The Plymouth Patch is having a contest to name the best coffee shop in Plymouth.  Makes sure to place you vote for the best coffee in Plymouth if you have a favorite!  While I’m a big fan of Dunn Bros coffee, for me, the location of the Caribou Coffee near Cub Foods and the movie theater make that a favorite of mine.  (It’s just down the street from my office).

My hope is that some day a smaller coffee company will venture their way to Uptown Hamel.  With Lennar’s The Enclave neighborhood going in full swing, there are going to be a lot more cars traveling through Uptown Hamel on a daily basis.

(Video) Driving Tour of Woodcrest Neighborhood Plymouth, MN – Wayzata Schools

Woodcrest Monument Plymouth MNEnjoy the one minute driving tour of the new Woodcrest neighborhood in Plymouth, MN.  Woodcrest is in the fast growing northwest Plymouth area and the homes are located in the high demand Wayzata School District.  For your convenience, here is the Wayzata Schools Boundaries Map.  (Lastly, please bear with me as I had a brand new – and young – videographer for this video of Woodcrest :) .

The second phase of Woodcrest is in full swing.  Woodcrest is developed by Hanson Builders and they are the exclusive custom home builder in this neighborhood.  The homes are listed by Coldwell Banker Burnet but note you are also entitled to have your own New Construction Buyers Representation. Many of the homes are priced between $550-$650k but with some of the lots backing to a wetland area and overlooking the back of Taylor Creek, I suspect some of those home will push over $700,000.  Woodcrest is part of the Spring Preview for the Parade of Homes.

My Conversation with Bill Burgess, President Lennar Minnesota at The Enclave in Medina

I had an opportunity to meet and talk with Lennar Minnesota’s president, Bill Burgess today out at Lennar’s newest neighborhood, The Enclave in Medina, MN.  Jeremy Berg, Lennar’s sales agent for the community, was hosting a Realtors Open for fellow agents to be able to come view the new home and neighborhood before it officially opens for the Parade of Homes this Saturday.  (BTW, Lennar has already sold three homes in there before the neighborhood was officially opened).

If you haven’t had a chance to get out to see the model at The Enclave, I highly recommend that you do. Lennar seems to have stepped up features, finishing and detailing that will be available for their homes in this neighborhood.  Bill and I had a chance to talk about that and how they are really listening to what the customers want and they are responding.  Last week I had a chance to take pictures of the ongoing development of Lennar’s The Enclave neighborhood in Medina.

One of the things you’ll notice that is slightly different about The Enclave neighborhood is that there is more attention paid to the front elevation on the homes.  While Lennar is the largest U.S. home builder and has massive scale, they have been able to make these homes appear to be a little more custom in the feel you get especially from the front.  (Lennar is also by far the largest home builder in Minnesota. Here’s last year’s Top 25 Home Builders in Minnesota list.  The new one should be published in the next 3 weeks).

During our conversation we had an opportunity to discuss some of the kinds of products and components Lennar is putting in to these homes.  You will notice right as you drive up to the neighborhood that these are not vinyl sided homes.  Bill said they have chosen to use LP’s engineered wood for the siding on the homes. From what he said and from what I’ve been able to learn about the product, it looks like it’s an excellent exterior siding which should perform well in Minnesota’s difficult climate.  Another thing that you will notice is they have made significant commitments to home automation by their use of Z-Wave technology and Schlage LiNK systems which has just been renamed Nexia Home Solutions.  I remember reading some futuristic stories many, many years ago how we would be able to control our homes systems by dialing in from our computers.  Well now it can be done from a smart phone!

All builders today are talking green and environmentally friendly design and construction.  The trend is clearly in this direction and consumers are demanding it from home builders.  (For more on this topic check out Minnesota’s Green Path for home building). The biggest area for being green or environmentally friendly has to do with energy efficiency.  All of the homes systems, structure and insulation contribute to the overall energy efficiency of the home.  Lennar actually tests each home for its energy efficiency and is given a HERS index.  This is just yet another reason why new construction is so appealing to many people today.  It’s not just the beautiful finishes, but its the systems that power the home.  People feel good about having an energy efficient and environmentally friendly home.

Bill clearly was knowledgable and passionate about the homes and communities they are building in Minnesota. He seemed confident in their product line and believes they are positioned well to meet the needs of many home buying consumers in the Twin Cities.  They offer a great value but also with features and finishings that you may not come to expect from a national home builder.  He did tell me to be sure to check out their new four home neighborhood on the border of Chanhassen and Victoria where they are bringing back the Lundgren Collection of homes.  For those who haven’t been around very long, Lundgren Brothers was a major home builder in the Twin Cities many years ago.  They got bought out by U.S. Home which then was purchased by Lennar.  Many in the Twin Cities have fond memories of Lundgren and it will be interesting to see how Lennar does when they bring these back.  The Lundgren Collection will be their upper bracket custom product.  The homes down in Chanhassen and Victoria are just over $1 million.

Bill and Jeremy also shared with me the three new floor plans that they are rolling out in The Enclave.  They look like great family friendly plans with lots of thought put in to how people use space in their homes.  The floor plans were for large homes – roughly 3100 -3300 finished square feet above grade.

This afternoon was a great opportunity for me to spend some time with a business leader who really is now at the tip of the spear for real estate in Minnesota.  Home builders have once again taken their rightful place, finally moving ahead of foreclosures, in leading this market to recovery.  As the man in charge of Minnesota’s largest home builder, Bill Burgess has a unique and important perspective on our marketplace.

Which brings me back to how I met Bill in the first place….The Enclave in Medina.  It’s in the highly sought after Wayzata School District and it’s back behind historic Uptown Hamel.  It may be hard to find, but it’s a nice quiet spot located between Hamel Road and Medina Road on the east side of Hunter.  Bill mentioned that they have proposed another development that would tie in to The Enclave and that would be located along Brockton Lane to the east.  I have not seen the proposed name of this other development or if it will be a continuation of The Enclave.  It appears to be about 100 lots give or take.  I believe that is still being worked out with the City of Medina Planning Commission and City Council.  This will be on the agenda at this coming Tuesday’s city council meeting.

Spring Meadows Developer Proposes New Terra Vista Neighborhood – 128 Single Family Homes

The build out of northwest Plymouth just continues at a very fast pace.  Last week at the February 15, 2012 Plymouth Planning Commission meeting, GWS Land Development, the developer of the highly successful Spring Meadows neighborhood in Plymouth as well as Prominence Creek in Maple Grove, proposed a new neighborhood called Terra Vista which will consist of 128 single family custom homes in the Wayzata School District.  (Note, you may have difficulty with the link for the Planning Commission. I’ve downloaded the pdf if you’d like a copy.  It’s 204 pages in length).

Terra Vista will be located at County Road 47 and Dunkirk Lane.  The parcels are south of County Road 47 and east of Dunkirk.  If you’re familiar with the area, this neighborhood will be to the southwest of D.R. Horton’s Steeple Hill neighborhood.

According to the report filed with the Plymouth Planning Commission, the developer was seeking approval for the rezoning of the parcels so that it could be developed now and allow for a similar density as to what is found in Spring Meadows which is 2-4 units per acre.  Expectations at this point is that the homes will be priced between $500,000 to $800,000.  There will need to be some work done on the roads right at Dunkirk and County Road 47.  Sewer and water will be tapped in to from the Steeple Hill development.

The plans call for a neighborhood club house and pool as part of the association.  They also plan to have concrete sidewalks along one side of the road throughout the neighborhood.  Apparently there will be an asphalt walking path that will run along side Dunkirk Lane at some point.  I suspect that will become part of the Northwest Greenway effort.

The Planning Commission approved the proposed development and now it’s on to the Plymouth City Council for their review and approval.  Expectations are for  the ground to break this spring and the first homes will be going up later this fall.

The site itself should make for a very interesting development as there are a number of slopes and a hill in the middle of the field.  It will be interesting to see how the grading is done but this is not going to be a flat piece of farmland that is developed.  It will have some peaks and valleys (as much as anyone can really achieve that in Plymouth, MN).

Floor Plans for New Construction Homes

With all the building going on in Plymouth, home buyers have many plans to choose from as well building their home own with a custom builder.  But some times you just don’t even know where to start.  It helps to be able to look at many different home plan options to see if you might be able to incorporate the best options from the various plans.

If you are considering building a custom home, the home builders in Plymouth will have a variety of plans for you to use as a starting point, but you may also want to seek out other plans such as those found at Design Basics.

Lennar’s The Enclave Neighborhood – New Development in Medina, MN (Photos)

I had the opportunity to visit the new model home at Lennar’s newest neighborhood in the northwest suburbs of Minneapolis – The Enclave located in Medina, MN.  It’s a fabulous location tucked away along Hunter Drive between Hamel Road in Uptown Hamel and Medina Road in Medina.  It’s a beautiful setting and I suspect it will be very successful.  Homes will initially be priced around the mid $400,000s but the model that we say was priced in the high $400,000s but it was a beautiful 2-story walkout on a pond.

Below are some pictures of the neighborhood as it is under development right now.  I also took some pictures of Hunter Drive so you can see the road and the area as well as Lions Park which is across the street from The Enclave.  There is also an asphalt walking and biking path that runs along Hunter Drive.

There is a lot of new construction in the area.  Medina is just getting ramped up again after a long delay.  Certainly the Bridgewater neighborhood continues to be built but that has been ongoing for many years at this point.  This is a big step for the nations largest home builder to make a move to Medina.  If you’re interested in my Plymouth or Maple Grove New Construction Report please contact me for a free copy.

Integrity Windows by Marvin Windows – Is Ultrex The Ultimate Window for Beauty and Durability?

As I toured homes this weekend in Wood Crest and Spring Meadows neighborhoods in northwest Plymouth, it surprised me to see a number of new $600,000 – $700,000 custom homes built with vinyl windows rather than high end wood windows.  The costs savings is not insignificant.  Buyers can typically save $6,000 – $8,000 on a 4,000 – 5,000 square foot home if they choose vinyl instead of wood windows.

According to the builders I spoke with, the window performance will be similar in terms of durability and energy efficiency.  One thing is for sure, the vinyl windows will hold up better to winter moisture that tends to develop on windows in Minnesota.  If not managed carefully, that moisture will eventually discolor the wood and over time will destroy the window.

Of the homes I viewed, they happened to have beautiful white, enameled trim so it really wasn’t even noticeable that the windows were vinyl and not wood.  In fact, I had to look closely to notice that they were not wood windows.  They vinyl windows were still substantial and did not seem to be cheap like so often they can be.

That brings me to Marvin Windows Integrity line of windows.  There seems to a lot of advantages to their Ultrex product.  One of the more incredible aspects is its overall durability as demonstrated in this video advertisement below.  The West Fargo high school hockey team takes on the windows!

Parade of Homes March 3 – April 1, 2012

Parade of Homes LogoThe Parade of Homes Spring Preview is set to begin this coming Saturday, March 3, 2012.  It is free and open to the public.  You just need to show up to the various homes you’d like to see.

This year there are about 350 homes available on the Parade, and while this is a far cry from the peak when it was 1,100 – 1,200 homes, this is likely to be the first year where builders have finally moved beyond “cautiously optimistic” as it is setting up to be the best Parade of Homes since the housing market downturn.

It has been 5 or 6 years since we’ve seen this many Parade Homes available in Plymouth, Maple Grove and Medina Minnesota.  Buyers are back and there is a lot to choose from in terms of neighborhoods as well as national home builders versus smaller custom home builders.  Single family homes will range from about $425,000 up to $1.5 million on the Parade.
